Haven on the Ridge is in early development for a year-round luxury lodge and glamping retreat on 17+ wooded acres in Groveland, MA. The project blends hospitality, wellness, events, and agritourism to meet the growing demand for elevated nature experiences.
Current Stage: Pre-Development (Active)
We are laying the groundwork for Phase 1 and preparing for capital deployment. Current activities include:
• Site planning and land-use strategy - Concept site plan drafted and infrastructure needs under review.
• Architectural direction - Initial design concepts for the glamping village, event pavilion, and future lodge.
• Financial modeling and funding structure - Total development estimated at $10.2M–$14.6M, with Year 5 projected revenue of $5.5M–$7.2M+.
• Grant and incentive preparation - Positioning for USDA, SBA 504, tourism, and women-owned business grants.
• Investor outreach - Building relationships with aligned equity partners, lenders, and impact investors.
Phase 1: Glamping Village + Event Pavilion
Estimated Cost: $2.2M–$3.1M
Phase 1 will establish revenue-generating operations and includes:
• 8–12 winterized luxury glamping units
• 100–150 guest event pavilion
• Trails, outdoor gathering spaces, and utilities
• Launch and pre-sales marketing
Phase 2: High-End Lodge Development
Estimated Cost: $6.5M–$9M
The lodge will anchor year-round operations and includes:
• 20–30 guest rooms
• Restaurant and lounge spaces
